One modular home myth that has not dwindled over time – the assumption that modular homes all look identical, but this could not be further from the truth! 3. “MODULAR HOMES ARE DIFFICULT TO FINANCE
My theory in life is when in doubt, leave it to the experts! When you are looking to finance a modular home, this is no exception. There is some truth to financing perplexities when it comes to mobile homes. However, keep in mind, mobile homes and modular homes are not interchangeable (more of this on Mobile vs. Modular Myth # 4 below). Because modular homes are placed on permanent foundations, they are considered real estate and should be able to be financed directly through your bank, credit union, or mortgage broker.

4. “MODULAR VS. MOBILE HOMES – WHAT ARE THE INHERENT DIFFERENCES
Modular homes are built with a 2×10 wood floor system and are designed to go on top of a concrete foundation, essentially a full basement or crawlspace. Mobile homes are built on a steel frame and typically set on a concrete pad. Modular homes are treated similarly to site-built homes – the quality is significantly greater than in a mobile setting. Covenants might prevent you from placing a mobile home where you want & there are fewer financing options than with site-built and modular homes.

5. “MODULAR HOMES ARE CHEAP
“Modular homes are cheaply made” is the accelerated velocity of terminological inexactitude (which is really just my obnoxious way of saying, lies travel fast #easyA)! This myth (lie sounds slightly rigid) is bogus! Modular homes are made of interchangeable materials when comparing a site-built home, modular building is actually the superior way of building. Our modular homes are Ontario Building Code approved and built to A-277 standards – we are Canadian, we have high standards that MUST be met! Rest assured, purchasing a modular home is not a downgrade. Consider the materials (such as plywood) that are exposed to the elements of mother nature – expose them to rain/snow and then sopping wet, seal them up – insert mould free-for-all here!

Now if you are referring to the most economical way of building – best bang for your buck, etc. Then yes, they are CHEAP (to be clear, NOT in terms of quality). However, cheap has a negative connotation – so let us say economical, efficient, inexpensive, cost-effective, or cost-conscious – see, a much nicer ring! Modular homes have so many advantages – one of the most crucial points is the frugality you will experience when purchasing a modular home. Because of sourcing, salvage, controlled environments, etc. – our factories can control costs much more efficiently than most traditional site-builders.

6. “MODULAR HOMES TAKE LONGER TO BUILD
Well, this couldn’t be further from the truth, even considering the Covid-19 world we are obligated to mitigate. Typically, our homes only take about 3-4 months, from the point of giving your deposit and getting the blueprint process started to delivery. Yes, Covid-19 has tampered with our generally unassailable timelines (even we are not immune to the Covid-19 nuisances). However, our factories are working vigorously & diligently to narrow the timeline gap – the goal is to get you in your new house promptly – our factories are hopping!
